Why 51 millions

With 2,720 m² of covered area, one hectare of land, furniture, and a planted garden inside, Casa PORTUCALE is priced below nineteen thousand euros per square meter of gross area. This is less than what is currently being asked at the top of the Portuguese market for houses a third of the size, houses built a decade ago according to someone else’s plans.The total value is higher because the house is larger. The rate at which you buy it is lower.And the price includes what is normally not included: the acquisition of the land by the developer, the taxes on that acquisition, the project, the licensing, the construction, the landscaping, the furniture, and the follow-up until the keys are handed over.Four things explain the rest.
  • Single storey, ten thousand square metres: A single-storey house with this footprint requires a plot that hardly any Portuguese municipality will permit. The plot coverage, set-backs, foundation conditions, and access points all have to align simultaneously. Finding a plot where they align, and securing approval for it, is the hardest part of this project.
  • Documented as a public work: Every design stage is delivered with the content and scheduling required by Ministerial Order 255/2023 for public works, and the structural design is verified in line with Eurocodes, including the seismic check of NP EN 1998, and logged. Let us be precise, as this is often exaggerated: this framework does not make the house structurally superior to another built in accordance with the law. What it produces is traceability, a paper trail that would withstand an audit, on a building no one will ever audit.
  • Portuguese craftsmanship, named and dated: Lioz limestone from Pêro Pinheiro, supplied by Solancis, with the quarry block reserved and approved via dry-lay: the stone arriving on site is the exact stone inspected. SERIP decorative lighting, produced in Sintra. Minimalist window systems are defined at detailed-design stage, with panoramah!/Jofebar as reference or an approved equivalent. Hand-knotted rugs from Ferreira de Sá, in Espinho, operating since 1946. Tiles from Viúva Lamego, since 1849. Aldeco fabrics. Jofebar window systems. Every element has a name, an address, and is budgeted in the contract. Substitution is allowed only if a material is discontinued or unavailable, and solely with another of equivalent or superior quality, performance, and overall value.
  • The execution risk is ours: Fixed price at signing, land included. Material inflation, supplier defaults, and schedule delays are on us and do not alter the price. On a build of this scale, this is not a service provided: it is a position on our balance sheet, and it carries a cost.
In a nutshell: 51 million is what it costs to obtain this house, because it does not exist and, therefore, cannot be bought.
